Project Description: Historic Conversion of Factory Building to market rate rental units

Services Provided: Selected through competitive bidding process (RFP) by the City of Hartford, CT. as developer for this 98-unit “Historic Conversion” project. The project also consisted of a 3,500 sq. ft. retail-commercial space and an adjacent parking garage. Managed development process including negotiation of land lease and tax agreement with the city. Processed all documentation required to qualify the property under 36 CFR 800 for the protection of Historic and Cultural Properties. The property is now listed as a “National Historic Building”. Assisted city and Hart Group, (local neighborhood association) in preparation of a UDAG grant application, secured equity funding through “Real Estate Tax Syndication”; obtained construction and permanent mortgage financing through the Connecticut Housing Agency under the FHA 221(d)4 insurance program.
